Cable TV Pay per view or On Demand
is charged at cost. HBO and extended basic cable are
free.
Telephone Fees You will be charged
for additional phone services, at cost, such as directory
assistance, call completion fees, return call services,
bypass calls, collect calls.
Internet services are available
for an extra fee upon advance request only.
Move In/Out You may move in as early
in the day as you like on the beginning date of your
lease, with vacating times set at 10:00am the morning
after your last evening with us. Later departure times
may be arranged for an additional fee. Most move in
times allow for a personal check in by our staff;
others are set up for a “self check-in” with total
confidence your home will be ready for your arrival.
We ask that you contact us within a day or two of
your move in if anything is not as it should be, in
order that we may correct the situation in a timely
manner.
Security Deposit Deductions from
your deposit will always include an “exit cleaning”
which may also require carpets or upholstery cleaning.
Your lease will state that costs will be deducted
as necessary to return your property to move-in condition
for the next lessee. Other costs might be pre-selected
items such as additional maid services, pay-per-views,
modem, etc. which have not been prepaid. Your deposits
will be mailed to you, or credited back to your credit
card, no later than the 30th day after vacating. Any
deductions will be described and accounted for. As
a real estate brokerage, Executive Locations maintains
your deposits in a trust account.
Substitutions. Should the leased
residence become unavailable for any reason, Executive
Locations guarantees you will be provided with another
like-kind residence of equal or greater value, honoring
the same price and terms.
Refunds/Cancellations. Upon signing
your lease you will be asked to prepay 50% of your
first increment of rent. This amount is nonrefundable.
With a 2-week cancellation notice we can rebook the
same home with you at a different time.
Qualifications. All individual lessees
are required to complete a 1-page application and
undergo an individual credit check. Companies must
provide trade & banking references and have an
officer also sign as additionally responsible, or
otherwise establish a corporate account. International
lessees must also provide a copy of their passport
and drivers’ license as well.
Special Requirements. Essentially
all of our EXECUTIVE LOCATIONS are designed to merely
walk in, add water and live! If there is something
you find yourself without, we will always strive to
handle your special needs upon request. Previous concierge
assignments have included stocking the bar and/or
refrigerator, lining up golf tee times, arranging
a private chef for intimate dinners or a party, obtaining
a rental car during peak seasons, purchase of Cirque
du Soleil special seating tickets, personal shopper
services, limousine appointments, and wedding planning.

Maintenance Issues. Each of our
homes are real residences and therefore the occasional
inconvenience may happen, just as it could in your
own home. We practice preventative maintenance in
order to ensure the highest degree of functionality
in our homes. At times an appliance or system may
require servicing and, though our housekeeping and
maintenance staff are flexible, there may be short
times of inconvenience. If a residence should become
completely unusable you would be transferred to another
like location as soon as possible. The advantage of
having over 100 homes in inventory gives Executive
Locations the flexibility to relocate lessees if needed.
